What actually moves the price

  • Water first, always. Finishing over a basement that takes water is the most expensive mistake in this category — you pay for the finish twice. Fix drainage before you frame.
  • Egress. A bedroom needs a compliant egress window, and cutting one into a foundation wall is $3,000–$6,000 on its own.
  • Ceiling height. Below about 7 ft you are into soffit gymnastics or underpinning, and underpinning is a structural job priced like one.
