Every figure is a range. Renovation pricing varies by a factor of two on identical scopes, and a tool that answers with one confident number is guessing at a precision it does not have.
Materials cost roughly the same everywhere. Labour does not, and labour is about half of most renovation invoices — so the same kitchen costs meaningfully different amounts in Boise and Boston.

A planning estimate should get you within about 20% of the bids you receive, which is close enough to decide whether a project is worth pursuing and not close enough to sign anything. Real pricing depends on your house, your region and what is found behind the walls — which is why every estimate here is a range with a contingency line, not a single number.
10% on a newer house with a simple scope, 15% as a standard recommendation, and 20% on anything built before about 1970. Older houses hide knob-and-tube wiring, cast iron waste lines, asbestos and lead paint, and all of those are discovered after demolition has already started.
Mostly labour. Trade rates in coastal metros run 30–40% above the national average, while rural markets run 15–20% below. Materials cost roughly the same everywhere; the person installing them does not.
Exterior work leads — siding replacement, garage doors and entry doors recoup the most, often 75% or more. Kitchens and bathrooms recoup around 60%, and the more upscale the finish, the smaller the fraction you get back. No renovation returns more than it costs; renovate for how you will live in the house, and treat resale value as a partial rebate.
